Client Responsibilities

- Ensuring clear access to the work site
- Providing utilities (water, electricity) if required for the project
- Informing us of any known issues with the property that may affect the work
- Obtaining building permits where required (we can assist with this process)
Our Responsibilities
Competa Construction commits to:
- Completing work to a professional standard in accordance with Spanish building codes
- Using appropriate materials for the Spanish climate and local conditions
- Maintaining insurance coverage for our work
- Communicating clearly about project progress and any issues
- Completing work within agreed timelines, subject to unforeseen circumstances
- Leaving the work site clean and tidy upon completion
Warranties and Guarantees
We stand behind our workmanship:
- Workmanship is guaranteed for 12 months from completion date
- Material warranties are as provided by manufacturers
- Guarantees do not cover damage caused by misuse, neglect, or third-party modifications
- Any defects in workmanship will be corrected at no charge within the guarantee period
Limitation of Liability
While we maintain appropriate insurance and work to high standards:
- We are not liable for damage caused by unforeseen site conditions
- Historic properties may reveal unexpected issues during renovation work
- Our liability is limited to the value of the contracted work
- We cannot guarantee against future issues arising from pre-existing conditions
- Nothing in these terms excludes our liability for death or personal injury caused by negligence
Cancellation and Changes
Before work commences:
- Either party may cancel with written notice
- Deposits may be refundable if materials have not been ordered
After work commences:
- Client cancellation requires payment for work completed and materials purchased
- Changes to scope require written agreement and may affect timeline and cost
Permits and Regulations
Building work in Spain requires compliance with local regulations:
- We can advise on whether permits are required for your project
- We can assist with the permit application process
- Ultimate responsibility for permit compliance rests with the property owner
- Work cannot proceed without necessary permits being in place
